Business
KoskiRent Oy, headquartered in Teuva, Finland, is a company that owns relocatable buildings, such as schools and kindergartens, which are rented to the public sector in Finland under the Modulo brand for medium and long-term. Currently we manage 25 units between 19 different clients across Finland with buildings leased mainly to municipalities and cities. The modules have a larger module size of 126m2 and adhesive technology, enabling both lower costs for municipalities and faster construction time, while meeting all construction requirements of permanent buildings.
KoskiRent provides flexible, efficient, and sustainable space solutions tailored to meet the diverse needs of its clients. The buildings offer a sustainable, bright and worry-free rental alternative to municipalities and public counterparties to be used as schools, kindergartens, social infrastructure or other purposes. Thanks to modular construction, assembly is quick, and the spaces are adaptable throughout their life cycle. Initial contract length normally spans 5 years. At the end of the initial rental period, contracts are either extended or relocated and leased at another location. KoskiRent has a diverse portfolio of relocatable buildings across Finnish municipalities. Modulo 3.0 buildings allow municipalities to cost-efficiently and permanently replace old buildings, while allowing for a flexible set-up should the underlying demand change.
History in brief
In 1990, Närpiön Erikoisvaunut NEK Oy, founded by Tapani Koski, established as a producer of relocatable construction sites and workspaces, as well as custom made CD caravans and later closed bodies for trucks. In 2002, all products of NEK Oy, except trucks, were transferred to the newly established subsidiary M-Partners Oy Ab and, in 2008, M-Partners started developing and manufacturing Modulo 1.0.
KoskiRent Oy was established in February 2013 through a demerger from M-Partners Oy Ab, where the portfolio was transferred to the company, while all construction stayed in M-Partners Oy Ab. In 2014, the active development of new modules for relocatable buildings starts to improve the look and quality of buildings and, in 2017, Modulo 2.0 is launched, a clear improvement from Modulo 1.0 due to more similar looks of a permanent building. In 2021 Modulo 3.0 launched, bringing the largest sized module to market at 126m2, 41m2 larger than the previous Modulo 2.0.
